Problem:

Uneven floors on the Main Level

Symptoms:

• Humps and valleys in the floor
• Has fine cracks above interior doors
• Doors not closing properly
• Sagging joists

Cause:

• Center joist beam has dropped due to insufficient number of columns or insufficient footings under columns
• Perimeter foundation settlement
• Dropped footings are evidenced by horizontal stair step cracks in foundation wall

This procedure will do one of two things for a homeowner; level the floor or stabilize the floor. We will not always be able to bring the home back to a perfect level. We are trying to undo what years of gravity and poor construction have done to a home in a very short period of time.

For sagging joists, we can add additional beams and stabilizers and bring floors to a more usable condition.
